If you’ve been thinking about renovating your home in Dickson, Williamson, Hickman, Maury, or Humphreys County, one of the first questions on your mind is probably: what’s this going to cost me?

It’s the right question — and it deserves a real answer, not a vague “it depends.” As a Middle Tennessee general contractor who works with homeowners across these counties every week, I want to give you actual numbers and honest context so you can plan smart and avoid surprises.

Why Renovation Costs Vary So Much

Before we get into numbers, it helps to understand why two renovations that sound similar can have very different price tags. A few key factors drive cost on any home renovation project:

Scope of work. A cosmetic kitchen refresh — new paint, hardware, and lighting — is a very different project than a full gut renovation with new cabinets, countertops, flooring, and appliances. Even within the same room, the price range is enormous.

Materials. Builder-grade materials cost significantly less than premium finishes. There’s nothing wrong with either choice, but knowing upfront where you want to invest makes the whole process smoother.

Structural changes. Removing a wall, changing a roofline, or relocating plumbing or electrical adds complexity — and cost. These aren’t reasons to avoid a project, but they need to be factored in from day one.

Permits and inspections. Middle Tennessee counties require permits for most structural and mechanical work. This protects you as the homeowner — but it adds to the timeline and budget. A trustworthy contractor handles this process for you and builds it into the estimate.

Typical Renovation Cost Ranges in Middle Tennessee

Here’s a realistic look at what homeowners in our area typically spend on common projects:

Kitchen Remodels

A basic kitchen refresh (paint, hardware, new fixtures, minor updates) typically runs $5,000–$15,000. A mid-range remodel with new cabinets, countertops, and flooring falls in the $25,000–$50,000 range. A full high-end renovation with custom cabinetry, premium appliances, and layout changes can reach $60,000–$100,000+.

Bathroom Renovations

A standard bathroom update runs $8,000–$20,000. A full master bath renovation with a custom shower, soaking tub, and new tile typically lands between $20,000–$45,000, depending on fixtures and finishes. See our Remodeling & Renovations page for more on what we offer.

Home Additions

Adding square footage is one of the best long-term investments for Middle Tennessee homeowners. A basic room addition generally runs $150–$250 per square foot, meaning a 400 sq ft addition might cost $60,000–$100,000. This varies based on foundation type, roofline complexity, and the purpose of the space. Learn more about our Custom Home Building & Additions services.

Decks and Outdoor Living Structures

A pressure-treated wood deck typically runs $15–$35 per square foot. A composite deck with built-in features — pergola, outdoor kitchen, lighting — can reach $40–$70 per square foot. For a 400 sq ft deck, that’s roughly $6,000–$28,000 depending on materials and features. Check out our Outdoor Living & Structures page to see what’s possible.

Whole-Home Renovations

For larger projects — multiple rooms, structural work, updated systems — budget $100–$200 per square foot as a starting point, with premium finishes pushing that number higher.

What Affects Pricing Specifically in Our Counties

Middle Tennessee has its own market dynamics worth knowing. Williamson County (Franklin, Brentwood) tends to run higher due to demand and land values. Dickson, Hickman, and Humphreys counties often offer more competitive pricing — which means homeowners here can get exceptional value from renovation projects that meaningfully increase their home’s worth.

Labor costs in our region are reasonable compared to Nashville proper, but material costs have risen significantly since 2021 and haven’t fully come back down. Lumber, roofing materials, and fixtures are all higher than they were a few years ago. A good contractor will be upfront about this rather than low-balling you and surprising you with change orders later.

How We Structure Our Pricing

One thing that trips up a lot of homeowners is understanding how contractors charge. At Bon Aqua Building Company, we use one of two methods depending on the project:

Fixed-price bids work well for smaller, clearly defined projects where the scope is locked in. You know exactly what you’re paying before work starts.

Cost-plus is most common for remodels and new construction. You pay actual project costs — materials, labor, subcontractors — plus our contractor fee. It’s fully transparent: you see exactly where your money is going, and it’s a better fit for projects where the scope might evolve.

We walk through the billing approach before any work begins, so there are never surprises midway through.

The Best Thing You Can Do Before Budgeting

Online calculators give you a rough ballpark, but they can’t account for your home’s specific layout, the condition of existing systems, or the local permitting requirements in your county. The most valuable thing you can do is have a real conversation with a local contractor who can actually look at your space.

At Bon Aqua Building Company, we offer free consultations for homeowners across Middle Tennessee. We’ll talk through your goals, assess the space, and give you an honest picture of what your project will likely cost — no pressure, no upsell, no runaround.
